About us
Campus Infrastructure Funds Management (CIFM) believes there is an opportunity in the Tertiary Education market to provide long term infrastructure style investments to meet the needs of both long term investors and universities.
The CIFM is the Management Entity for the Campus Infrastructure Fund (CIF).
The Campus Infrastructure Fund is a University focused investment vehicle designed to enable universities to unlock the capital invested in their on-campus buildings to re-invest back into new infrastructure and/or balance sheet management issues. The CIF for investors provides long term, stable and low risk returns.
CIFM engages investors on one side and the universities on the other side and the CIF transaction broadly involves:
- Fund purchases the university’s building assets
- The Fund and University will enter into a lease back of the buildings
- The Fund provides full service asset and portfolio facilities management for the building assets, and this cost is included in the lease payments
- At the end of the lease period the university will have the option to acquire the building assets at fair value or enter into a new lease
Bringing forward University Opportunities
CIF allows universities the opportunity to:
-
Improve Budget/Balance Sheet/Investment Funds position
- Generate capital which will reduce reliance on governments and banks
- Improve balance sheet position by retiring existing debt facilities
- Balance Sheet Management as the instrument will not be recognised as debt
-
Set up new Capital Investment Strategy
- Capital to Invest in new Property Developments within Campus
- Capital to Invest in new Student Accommodation to meet growing demand
- Seed fund an Endowment pool
-
Best Practice FM & Asset upkeep
- Partner with best in practice end to end integrated Property/Estate/Asset Management service provider ensuring the estate is appropriately managed, compliant and cost efficiently maintained, does not generate future backlog liability, provides best practice in service delivery
- Create certainty around building asset life and capital renewal expenditure for the lease period
- Reduce or remove backlog liability associated with building and infrastructure assets
- Outsource non-core activity able to outsource all FM related services, providing direct cost savings and reduced headcount
-
Transform & Future proof the Campus and its infrastructure
- Build new, dynamic, high quality assets
- Retire end of life buildings – buildings that are at their end of life are inefficient and costly to upgrade and maintain
- Refurbish/Upgrade of the building estate – by setting up a sinking fund per year to bring the estate back to “fit for purpose” status
- Revitalise the campus – transform the public realm and amenity of the campus by bringing forward projects such as Master Plan opportunities
- Invest in Sustainability Outcomes such as Renewable Energy and Energy Efficiency projects, Potable Water substitution and Water Efficiency projects, etc, with all projects providing sound economic, social and environmental returns
